Hampton Lake, located in Bluffton SC, is the Low country's first private freshwater lake community. About half of the 900 lots in Hampton Lake are on the lake or have a water view. The waterfront homes are permitted for boat slips, so "no docks will be sticking out into the lake. Negotiations are in the works for an agreement to allow residents of Hampton Lake to purchase a limited number of golf club memberships at nearby club courses.
The lake is 15 feet deep at its deepest point, with an average depth of eight feet. In addition to being a scenic amenity, it serves as an important part of the area's storm water, management system. Rainwater runoff from neighboring communities move through the lake before discharging towards the May River. The moving water helps keep algae growth down, but swimming in the lake will not be permitted. Kayaks, canoes, and motorized boats up to 22 feet are allowed on the lake, but no personal watercraft. The whole lake will be a no-wake zone, and boat engine size will be 25 M.P.H. or less. Several boats will be kept at the community boathouse for use by residents.
There are no time limits for owners of lots to begin construction, so buyers in the community are expected to be "a broad spectrum" of families, retirees, near-retirees, and investors. People who live or own property on Hilton Head Island purchased nearly forty percent of the lots already under contract.
Homes - $350,000 - $800,000 (including the home site)
One hundred town homes -- which will be 1,888 to 2,400 square feet and cost $375,000-$475,000 and 120 condominiums are also planned. The condominiums will be 1,600-2,000 square feet and cost $300,000 to $375,000.
